Full-Scope Renovations

The homes we buy are renovated top to bottom — finishes, major systems, layout, and exterior — before they return to the market.

Renovation is the center of what Sapphire Development does. The houses we buy are dated, worn, or in need of real work, and we don't simply refresh the surfaces and resell them. A typical Sapphire renovation takes a house through four areas of work, so the finished home is updated where it counts as well as where it shows.

Each project is planned around the house itself: what it needs, what its layout allows, and what a buyer in that part of Maricopa County expects from a high-end home. Some houses need more structural and systems work; others need more attention to layout and finish. The aim is the same either way — a home that is genuinely move-in ready.

The work described on this page is carried out on homes Sapphire Development has purchased. If you are a buyer interested in one of our homes, ask us about the work that went into it.

The four areas of work

  • Kitchens, baths & finishes. Cabinetry, countertops, fixtures, flooring, paint, and lighting — the surfaces and details you see and touch every day.
  • Roof & major systems. Roof, HVAC, plumbing, and electrical — the parts of a house that don't photograph well but matter most after move-in, especially through an Arizona summer.
  • Floor plan changes. Opening walls, reconfiguring layouts, and adding space where the house allows, so an older floor plan works the way people live now.
  • Pool, yard & exterior. Pool work, landscaping, exterior paint, and curb appeal — the first impression of the home and the outdoor space that makes Arizona living worthwhile.
