About

A local company that buys, renovates, and sells homes.

Sapphire Development is locally owned and operated in Gilbert, Arizona, and focused on one kind of work: luxury fix-and-flips across Maricopa County.

What we do

Sapphire Development LLC buys houses that need work, takes them through a full renovation, and returns them to the market as high-end, move-in-ready homes. It is a simple business to describe and a demanding one to do well, because every house arrives with its own problems and every finished home has to meet the expectations of a buyer in the high end of the Maricopa County market.

The homes we buy are dated, worn, or in need of real work. Some come to us directly from homeowners who would rather sell as-is than repair and list. Others come from agents and wholesalers with off-market properties that need more work than a conventional buyer will take on. Either way, the house is sold to us as it stands, and the renovation is our job from that point on.

Locally owned and operated

Sapphire Development is owned and run by Kip from our office on South Lindsay Road in Gilbert. When you contact us, you are talking to the company that makes the offer and renovates the home — not a national call center or a referral service passing your details along to someone else.

We keep our work to Maricopa County. That focus means we know the communities we buy in, what buyers there expect from a high-end home, and what years of Arizona heat do to a roof, an air conditioning system, and a pool. It shapes both the offers we make and the renovations we plan.

How we renovate

A typical Sapphire renovation covers four areas: kitchens, baths, and finishes; the roof and major systems, including HVAC, plumbing, and electrical; the floor plan, where the house allows; and the pool, yard, and exterior. The finishes are what a buyer notices first. The systems are what they live with after move-in. We treat both as part of the job. You can read more on our renovations page.

How we work with sellers

If you are selling a house that needs work, we make a no-obligation cash offer, you sell as-is with no repairs, showings, or staging, and you choose the closing date. What a sale involves depends on the property and the deal, so we walk you through the terms of each offer before you agree to anything.

Our approach

How we do business.

Plain terms
Every property and every deal is different, so we explain the terms of each offer up front — before you agree to anything, not after.
Your timeline
When you sell to us, you choose the closing date. We plan around your move, not the other way around.
No pressure
Our cash offers are no-obligation. If an offer doesn't work for you, declining it is a complete answer.
Work that lasts
Our renovations reach the roof and major systems as well as the finishes, so the homes we sell are ready for the long run.

Who we work with

Sellers, buyers, and the agents in between.

Homeowners selling

You have a house that needs work and would rather sell it as it stands than repair it, list it, and wait. We make a no-obligation cash offer and you choose the closing date.

Selling a home

Buyers

You want a high-end home in Maricopa County that has already been through a full renovation, from the finishes to the roof and major systems.

Buying a home

Agents & wholesalers

You have an off-market property that needs more work than a conventional buyer will take on, and you want to bring it straight to a buyer who renovates.
