What kinds of homes do you buy?
We buy houses in Maricopa County that need work — homes that are dated, worn, or in need of updates the owner doesn't want to take on before selling. We look for homes that can become high-end, move-in-ready properties after a full renovation. If you're not sure whether your house fits, send us the details and we'll tell you.
Do I need to make repairs or update the house before I sell?
No. We buy as-is. You don't need to repair, update, or stage anything, and you don't need to keep the house ready for showings. The work the home needs is accounted for in our offer and handled by us after closing.
Is the cash offer really no-obligation?
Yes. Asking for an offer costs nothing and commits you to nothing. If the offer doesn't work for you, you're free to decline it, and there's no pressure to continue.
How quickly can you close?
You choose the closing date. If you need to sell quickly, we work toward a fast close. If you need time to find your next home or settle other plans, we set a later date that suits you.
What does it cost to sell my house to you?
It depends on the property and the deal, so there isn't a one-size-fits-all answer. We explain the terms of each offer up front, including any costs involved, before you agree to anything.
What areas do you cover?
We work throughout Maricopa County, including communities such as Gilbert, Chandler, Mesa, Queen Creek, Scottsdale, Paradise Valley, and Phoenix. Our office is in Gilbert. If your property is outside Maricopa County, get in touch anyway and we'll tell you directly whether we can help.
What happens to my house after I sell it to you?
We renovate it. A typical Sapphire renovation covers the kitchens, baths, and finishes; the roof and major systems; the floor plan where the house allows; and the pool, yard, and exterior. The finished home then returns to the market as a high-end, move-in-ready property.
I'm looking to buy a renovated home. How do I find out what's available?
Contact us through the form or call during business hours and tell us what you're looking for — the area, the size of home, and your timing. Our homes change as renovations are completed, so asking us directly is the most reliable way to hear what's available now and what's coming up.
I'm an agent or wholesaler with an off-market property. What should I send?
Send the property address, its condition, your asking price, and anything that affects the deal, such as occupancy or timing. We'll review it and let you know whether it fits what we buy.
Do I have to agree to text messages to contact you?
No. The text message checkboxes on our contact form are optional, and your message is sent whether or not you tick them. You can also call or email us directly.
